I purchased the Real Estate Photography portion of the "Dirt N Digital" business run by Jennifer Schrader, and I will be operating independently under "Ellen Davis Photography." REAL ESTATE SERVICES AND PRICES
I currently offer still photographs of homes, commercial properties, AirBnB listings, and head shots. I use professional photographic equipment, techniques, and editing software.
In the future I plan to offer videographic services (which may include drone footage) and possibly Matterport. I strive to improve my skills, techniques, and services, and I will be changing my price structure on January 1, 2019.
Photographic Services: Through December 31st, 2018, I will have an introductory rate of $65.00 per hour, with a one hour minimum. The length of time it takes to photograph a property will depend upon the size of the property and the requirements of the agent or owner.
1200 sq ft home: average time is 1 to 1.5 hours and yields 32 - 40 edited images
2500 - 3500 sq ft home: average of 2 - 3 hours and yields 40 - 55 edited images
Delivery: I edit images as quickly as I can, but please allow 2-3 days for processing and delivery. My preferred delivery method is Dropbox. You do not need a Dropbox account to be able to access the files.
Delivery via CD or USB: Please allow an additional day for delivery and a fee of $25.00
Slideshow: $60.00 each, please allow an additional day for processing time. I use Tourbuzz to create slideshows with many customizable features, such as duration, interactive panoramic images, music (though this must be turned on by the viewer, it does not automatically play), and an unlimited number of photographs. Agent or Homeowner images can be added in as well (for example: a particularly beautiful sunrise). Tourbuzz slide shows also provide the agent with statistics of traffic and viewing patterns. Out of area travel: For travel more than 45 minutes out of Nevada City, I charge $1.50 per mile.
Cancellation policy and charges:
- If I have not yet left for a photoshoot, I will not charge for a cancellation.
- If the cancellation is due to snow, inclement weather, or extreme circumstance, there is no charge
- If I am en route to a photo shoot and that photo shoot then gets cancelled by the agent or homeowner, I will charge $20.00.
- If I arrive at a photoshoot and it is cancelled by the agent or homeowner, I will charge my hourly rate.
APPOINTMENTS
Availability: I currently take appointments Monday - Friday, and prefer to be given 24 hours advance notice before a shoot. The earliest appointment I will take is 9am, and the latest start time is 1.5 hours before sunset.

When is a good time of day to photograph a house? Oftentimes the accommodation of schedules has to be the deciding factor, and whatever the time of day, I will work with what I've got to produce the best images I can. But keep in mind that the time of day will effect the quality of the light and the final images and I encourage morning or evening photoshoots.
Cancellations and rescheduling: For cancellations, please give me as much lead time as possible, and please refer to the previous section for cancellation charges. If the cancellation is due to weather, I will consider rescheduling for a weekend if it is necessary to accommodate a deadline.
Billing
Frequency: I bill at the end of the calendar month because it is simpler for everyone, but if this does not work for your needs, we can figure out another bill schedule that does.
Late Fees: Bills that are 30 days overdue will have a late fee of $30.00 applied. For every month beyond that, an additional $30 will be applied.
