I purchased the Real Estate Photography portion of the "Dirt N Digital" business run by Jennifer Schrader, and I will be operating independently under "Ellen Davis Photography." Real Estate Services
I currently offer photography of homes, commercial properties, AirBnB listings, and head shots. I use professional photographic equipment, techniques, and editing software.
In the future I plan to offer videographic services (which may include drone footage) and possibly Matterport.
Standard photo shoot: My introductory hourly rates through August 31st, 2018 are $55.00 per hour, and on September 1st, 2018, my rates will increase to $75.00 per hour. Standard photo shoot uses flash photography and allows me to work quickly.
HDR photo shoot: My introductory hourly rates through August 31st, 2018 are $65.00 per hour, and on September 1st, 2018, my rates will increase to $95.00 per hour. HDR is an acronym for High Dynamic Range, which is taking multiple, varying exposures that are blended together for optimal light and color balance. This is a more time consuming process but has beautiful results, and is recommended for higher end properties.
Head shots: My introductory hourly rates through August 31st, 2018 are $55.00 per hour, and on September 1st, 2018, my rates will increase to $75.00 per hour. I have portable backdrops and lighting so I can come to you. I have backdrops in white, gray, and black, or you can choose the setting. I will bring my laptop with me to so you can easily review the images and choose the two shots you like best.
I touch up the images to flatter your natural appearance, but I do not alter your looks. Examples of touch ups: even out skin tone, edit out skin blemishes such as acne, reduce excess shine, and brighten the eye area. Upon request: edit out moles, whiten teeth.
Delivery: I process images as quickly as I can, but please allow 2-3 days for processing and delivery of images. My preferred delivery method is Dropbox. You do not need a Dropbox account to be able to access the files.
Burn and deliver a CD of images: $25.00
Upload images to MLS or other website: $20.00
Slideshow: $60.00 each, please allow additional processing time
Out of area travel: For travel more than 45 minutes out of Nevada City, I charge $1.50 per mile.
Cancellation policy and charges:
- If I have not yet left for a photoshoot, I will not charge for a cancellation.
- If the cancellation is due to snow, inclement weather, or extreme circumstance, there is no charge
- If I am en route to a photo shoot and that photo shoot then gets cancelled by the agent or homeowner, I will charge $20.00.
- If I arrive at a photoshoot and it is cancelled by the agent or homeowner, I will charge my hourly rate.
Availability: I currently take appointments Monday - Friday, and prefer to be given 24 hours advance notice before a shoot. The earliest appointment I will take is 9am, and the latest start time is an hour before sunset.

When is a good time of day to photograph a house? Oftentimes the accommodation of schedules has to be the deciding factor, and whatever the time of day, I will work with what I've got to produce the best images I can. But keep in mind that the time of day will effect the quality of the light and the final images. If the home faces the east, mornings are recommended. Southern facing homes do well in the morning or afternoon. If the home faces west, an afternoon photo session would be the best choice. Homes facing north can vary on a case by case basis.
Cancellations and rescheduling: For cancellations, please give me as much lead time as possible, and please refer to the previous section for cancellation charges. If the cancellation is due to weather, I will consider rescheduling for a weekend if it is necessary to accommodate a deadline.
